2022 Winter Home Maintenance Checklist

Winter is coming…

October is oct-over — in other words, it’s November, and it’s already getting gloomy and colder out. Before it starts getting even colder, there are a few things that homeowners should take care of before getting warm and cozy at home this winter.

Below you’ll find plenty of tips for getting your home ready for winter, as well as a downloadable pdf checklist that you can use!

Check Your Furnace & Furnace Air Filters

Air filters should be replaced regularly to keep your HVAC systems running efficiently. Replacement time can vary between different air filters. However, if you haven’t checked or replaced yours recently, now would be a good time to do so.

We carry some types of furnace air filters here. As a reminder, always use the manufacturer’s recommended size and type filter for your home.

Schedule HVAC Repairs and Replacements

It’s best to get any repairs or replacements taken care of now before it gets too cold out. Scheduling before heating season ensures that a technician can get to you sooner and prevents any outages or unexpected expenses when it’s really cold out.

Reprogram Thermostats

Don’t forget to change your temperature settings for the cooler seasons! Keeping your thermostat set at 68 degrees is recommended for comfort and energy efficiency. You may also want to consider installing a smart thermostat for the best efficiency.

Winterize Outdoor AC Systems

Clean off the exterior unit and clear it of any debris, leaves, weeds, etc. This will keep leaves and twigs from getting caught up in the unit and causing any damage to it.

Turn the Unit OFF to Prevent Overuse During the Winter Months.

Cover the unit. This is optional, as some manufacturers do not require this as part of regular HVAC maintenance for certain units. Full covers can be purchased, or you can place a piece of plywood over the top to prevent debris, tree limbs, or any other objects from getting inside the unit.

Switch Ceiling Fan Direction

There is a small switch on ceiling fans that can make a big difference in heating costs and efficiency during winter. To change into winter mode, flip the switch and make sure your fan is turning clockwise. This movement creates an updraft, which redistributes the warm air and makes a room feel warmer and more comfortable, as well as reducing heating costs by up to 15%.

Clean Your Gutters

Clean gutters above the unit to prevent water from leaking or dripping into it in case of freezing temperatures this winter. Clogged gutters can cause overflowing that leads to water damage to wood trim around the house, as well as wet basements and crawlspaces.

Turn Off Outside Faucets

Disconnect garden hoses, turn off faucets, and drain outdoor sprinkler systems to prevent these outdoor pipes from freezing and bursting. You can also use insulated covers to protect your outdoor faucets during winter.

Inspect Your Chimney and Fireplace

Using your fireplace during winter makes your home feel so cozy and comfortable, but it is incredibly important to be safe. Make sure your chimneys, vents, and fireplaces are clean before toasting any marshmallows or curling up with a good book this season. A professional chimney inspector or chimney sweep service can make sure you’re good to go this winter.

Inspect Your Roof

The final item on our list is something that should be done twice a year and is very important to do before it starts snowing. Spotting things like missing or damaged shingles, or structural issues like sagging or leaking can prevent bigger emergencies down the road when snow begins piling up.

How to Beat the Summer Heat

Tips for cooling your home during a heat wave

We’ve been having some wicked heat and humidity already this summer, and it’s only going to get hotter until Fall. We’ve put together some tips to help keep your house cool and your HVAC systems running efficiently through the rest of the summer. 

Set Your Thermostat Higher (Between 75 to 78 Degrees)

No one wants to hear this, especially when it’s 90° and higher outside. However, your AC can only lower the temperature in your home to a maximum of 20° from the outside temperature, so keeping your thermostat set within that range will help slow down heat gain in the house.

This will also help your HVAC systems run more efficiently, as it won’t be working as hard to keep your house between 68-70 degrees.

Invest in a Programmable Thermostat and Set Fans to “On” Instead of “Auto”

Your thermostat is a good indicator of how efficiently your system is running. Using a programmable thermostat allows you to control the temperature of your home when you’re away, which can help save you money.

Turning the AC fan to “On” instead of “Auto” will help circulate the air in your home and cool it down, and is especially helpful for two-story homes.

Use Fans to Cool Down

Ceiling fans and floor fans help circulate the air and keep us feeling cooler when it’s hot out. They do not actually cool down the room (they help us feel cool), so be sure to conserve energy and only turn the fan on in an occupied room.

Close Drapes, Blinds, Shutters, Etc.

It might make your house seem a little dark and cave-like, especially since we just came out of the colder months, but keeping windows covered on the sunny side of your house will keep your house cooler, especially during a heat wave.

Avoid Using Heat Generating Appliances on Extremely Hot Days

Who doesn’t love takeout? If you receive a Heat Advisory weather alert this summer, it’s probably best to avoid using the stove or oven during these days, as they (obviously) generate even more heat in your home for your AC to contend with.

If it is unavoidable to use the stove or oven, you may want to wait until later in the evening when it’s cooler or try grilling outside instead.

Change Your Air Filters and Check Outdoor Systems

If your Air Conditioner is not cooling your house, you may have a dirty or clogged air filter. Be sure to change or clean these every 2-3 months to keep your AC running efficiently.

We get some wild summer storms in Middle Tennessee, which can blow around tree branches and leaves, as well as other kinds of debris. No matter where you live, you should always check your outdoor systems for any blockages or build-up of debris and carefully clear it away.

Clean Air Ducts, Vents, & Registers

Keeping your vents, ducts, and registers clean makes sure that nothing is impacting the airflow from your air conditioner and also improves the overall efficiency of your system, as well as the quality of air in your home.

Schedule Preventative Maintenance

Your AC should run much smoother once these preventative and regular maintenance steps have been completed. However, it’s still recommended that you schedule maintenance on your HVAC systems twice yearly.

An HVAC technician will be able to check all the parts of your air conditioner and ensure they are all in good working order and hopefully catch any issues before they become a big expense.
